Signal Hill Commons Proposed for Route 73 and Signal Hill Drive in Voorhees

Dean Development Associates have applied to the Voorhees Planning Board to build “Signal Hill Commons” at the intersection of Route 73 and Signal Hill Drive in Voorhees.  The application was originally scheduled to be heard on March 11th, but that meeting of the Planning Board was cancelled due to the Corona virus.  The next regularly scheduled meeting of the Planning Board is on March 25th, though it remains to be seen whether that one will be cancelled as well.

The application submitted is for a 14,000 square foot retail building on Block 252 Lots 9 and 9.01.  The lots total 2.58 acres of semi-wooded land in the ‘Major Business Zone’.  The application is actually an update of an application that received preliminary and final site plan approval 14 years ago, on May 10, 2006.  The new application had to be amended due to changes in the Zoning laws since that time.

The new center is designed to house 9 stores: the 7 interior stores are 1400 square feet, and the 2 end-caps which are 2100 square feet.  The project is a“speculative business venture, as there are no identified tenants.”  Based on town code, seventy parking spaces would be required for such a project, and 71 are provided in the plans.  A 50 foot wide buffer from Route 73 consisting of mature vegetation would be maintained.

Traffic studies submitted show a minimal affect on local traffic and no interruption to the nearby Signal Hill Elementary School.  The center would have entrances from Route 73 North (right turn in, right turn out only) and from Signal Hill Drive.  The intersection of Route 73 and Signal Hill Drive already has a traffic light with designated left turn lanes.

The new center would be just a short distance from Cedar Hill Shopping Center, which has a few vacancies in it as well, with AC Moore closing last month.
