Eastern Green Voorhees Dispensary on Rt 73 Approved. Additional Meeting This Week.

Earlier this month Eastern Green was approved by Voorhees for the town’s first cannabis dispensary. It is to be located on Route 73 near the Cooper Rd point in a building which was previously automotive use.

Owner Eastern Green Inc returns to the Planning Board tomorrow (Wed August 24) for final approvals related to septic system impervious coverage and minor landscaping changes.

An article this month at NJ.com covers a lot of the details from that first meeting and additional background.

I want to clarify that 99% of my content is from my own findings, and that was my intent for this story.

With some recent changes at 42Freeway I am trying to cover all of the dispensaries in play for South Jersey and I had to post on Voorhees’ first approval (and second meeting) despite the excellent NJ.com content.

The Planning Board meeting will take place virtually via zoom. Details below.

As always there is the extra 42Freeway angle in this post! Read and scroll for more!

Voorhees’ First Dispensary – Eastern Green

The reality is this second Planning Board meeting for the Eastern Green dispensary seems more of a formality to “dot the I’s, cross the T’s”.

The dispensary was already approved earlier this month but there are some additional clarifications regarding impervious coverage and landscaping.

A quick step back… Voorhees previously approved dispensaries in town, and along with that decision decided they would allow five licenses!

The Eastern Green dispensary planned for 78 Route 73 is the first of those five licenses approved.

They will first open as a medical dispensary and then soon after that will apply for “adult recreational use” sales.

A core reason for the second Planning Board meeting is, it was determined the property is supported by a septic system which changes slightly the “impervious coverage” requirements.

The August 17th letter from Eastern Green’s attorneys explains that the small amount of changes in the impervious coverage is due to Voorhees asking for additional sidewalk on the property. If not for that, there would’ve been no changes.

As mentioned it seems they will also be reviewing additional landscaping details.

To summarize again:

Voorhees has already stated support for dispensaries in town. They’ve passed ordinances allowing them. Supporting five is a strong indication of the positive stance the town has on dispensaries. This first dispensary was already approved

This should be a quick and easy final approval.

The location is on Route 73 in the wedge where Cooper Rd splits off.

In the immediate area across Rt 73 and a few hundred feet away, is the Coopers Plaza center which is home to Kohl’s, Raymour Flanigan, Marshalls and more.

So at the “point” of 73 and Cooper Rd is a 7-11 convenience store.

Immediately behind the convenience store are two buildings which for years were home to auto related businesses. The dispensary will take over one of those two buildings.

For the dispensary property, the front building facing Route 73 is the one which will be converted into the dispensary.

The second building will remain as an auto service usage.

For the conversion into a dispensary, none of the parking lot and drive aisles are being changed.
